Roof Surveys


Over the past 20 years Shepherd Consulting Services has provided over 1000 roof serveys on commercial and multi-family residential buildings.

A Roof Survey typically consists of these steps:

  • A visual inspection of the roof
  • A visual  inspection of any interior areas exhibiting water damage.
  • The preparations of a written report of the findings.

VISUAL ROOF INSPECTION:

A typical visual inspection of the roof includes documenting the general roof conditions of all components of and on the roof.  This includes; but is not limited to:

  • Surface condition of the roof and parapit wall membraneds.  including base flashings, roof edges and field areas
  • Contol joints, expansion joints, curbs and platform
  • Roof penetrations, and pitch pans.
  • Skylights, Chimneys, screen walls and other items mounted on a roof.
  • Roof drainage including roof slope, ponding issues, and evaluation of internal drains and through wall scuppers
  • Flashings and copings
  • Impact of non-roof covered wall and windows on the roof assembly
  • Plot the approximate location of all problem conditions on a roof plan

INTERIOR INSPECTION:

A typical interior leak inspection includes the following:

  • Document the location and type of damages of any water stains and damage pointed out to us by the building owner
  • lot location on roof plan
  • flolow up inspection of the roof to indentify the cause of the leaks

WRITTEN REPORT:

The findings of the roof survey are documented in a comprehensive written report that includes digital photographs, roof plan, and various other attachments.

The report will identify the problem conditions found during the visual inspection, life cycle analysis, and recommendations for repairs and or replacement of the roof. Upon request, cost estimates of all recommended roof repairs and or roof replacement costs can be provided.
